The JADE Process

How We Work

We engage in a process that best serves our mission of service, quality and respect in crafting a beautiful home through a rich and rewarding experience.

Establishing a Fit

At JADE we delve into your vision and work towards establishing a relationship built on mutual understanding and trust—- which we believe are the hallmarks of successful execution tailored to your needs and priorities.

Our process begins with learning about your project, vision and goals. First, we understand where you are on design and permitting, scope and size, timeline, and budget. Then, we explore the elements that shape your dream beyond the plans, the type of building, and desired appearance. We aim to capture how you want the building to function and feel, what your sustainability priorities are, and how they inform the way you want to live. We pay particular attention to the special details and materials that resonate with you.

Our agreement with you will clearly define the responsibilities of both parties to make sure what we can deliver is consistent with your expectations.

Meet the Architect

Our team is augmented by the architect. Every client we engage is thus supported by two partners with differing expertise and responsibilities. Working together the owner, builder and architect develop/refine details, work out specifications and collaborate on decisions.

Pre-construction

“Long before we load the trucks...” We find that thorough and detailed pre-construction work increases efficiency, minimizes misunderstandings and flushes out areas requiring further development or clarification. This phase involves gathering data about the project (plans, specifications, permits, etc. ), filling in missing information, and developing an estimate. We work to refine the scope, design, and specifications so that the estimate is in line with your budget.

More careful work early on reduces the chances for surprises later. At this time we also obtain proposals from subcontractors, and materials quotes and develop a preliminary schedule. Our Project Lead studies the plans, and reviews the site, meets the owner.

Construction

During this phase, we work to create a best practice experience for the owner and the team.

  • Starts with careful site set-up: protection of site, efficient layout for working areas, materials storage, and parking, etc.

  • Establishes utilities and temporary facilities

  • Carefully schedules work and the work of subcontractors. Scheduling is dynamic!

  • Uses scheduling software to efficiently sequence work, respond quickly and with foresight to changes in the schedule, and communicate the plan to others

  • Plans regular safety meetings

  • Maps out best practices in high performance building

  • Sets the tone of a positive, neat and organized work environment to foster safety, and efficiency.

Communication

Effective communication is paramount to the success of any project. We strive to combine our high quality craftsmanship and building experience with consistent, clear and timely communication that aligns with your expectations.

  • We provide regular updates and pictures.

  • We determine the best methods for quick answers, and documentation.

While we work to have all answers prior to undertaking a task, invariably there are occasions where a quick exchange might prevent a delay of a day, or week or more. We will want to establish protocol for calls, emails or text exchanges.

Financial Management

A systematic method allows for a clear picture of where the project stands compared to the estimate. We establish a clear monthly billing process with summaries and more detailed reports of cost data. This is aligned with checks and balances between our book-keeping and billing systems.

Finishing the Project

After obtaining final inspections, final cleaning, washing windows, we happily turn the home over to you. There may be items remaining on a punch list, and we will work quickly to wrap these up.

Upon completion, we prepare and deliver a Homeowner’s Manual with an as-built site utility plan, equipment manuals, warrantee information, and important contacts.
